This document ensures that all assured tenants are informed about how their rights and tenancy structure will change from 1st May 2026.
The information sheet outlines:
- The transition from fixed-term tenancies to new single periodic tenancies
- The end of Section 21 evictions
- Updated rules on rent increases, possession grounds, and tenants’ rights to challenge unfair practices
- How tenants can obtain support or make formal complaints
This information sheet must be provided to all tenants before 31st May 2026.
If the landlord has a letting agent managing the property, the agent is also required to provide a copy to the tenant, even if the landlord has already done so. The document must be served either as:
- A hard copy, or
- A PDF attachment sent via email
It is important to note that sending a link to the document is not considered valid service.
Failure to provide the Information Sheet will constitute a breach of the landlord’s statutory duties under the Renters’ Rights Act 2025. Potential consequences may include:
- Financial penalties starting at £4,000
- If non-compliance continues beyond 28 days after a penalty is issued, fines may escalate up to £40,000 or result in prosecution
